Is Golf Course Extension Road Better Than Golf Course Road for New Homebuyers?

By Pant SumitPublished: November 2, 20265 min read

Golf Course Road vs Golf Course Extension Road is now less a contest of prestige than a choice between two kinds of purchase. Golf Course Road (GCR) mostly trades as resale, while Golf Course Extension Road (GCER) is where most new homes launch. In 2025, sales of ₹10 crore-plus homes on GCER rose 379% in value to ₹3,319 crores, while the same segment on GCR fell 28% because little fresh inventory was available. Developers have lined up close to ₹35,000 crore of new GCER projects, and the metro planned through its sectors is still awaiting approval.

Golf Course Road vs Golf Course Extension Road Price per Sq.Ft. in 2026

For homes priced at ₹10 crore or more, the weighted average rate on GCER moved from ₹24,855 per sq.ft. in 2024 to ₹37,899 per sq.ft. in 2025, on total sales of just ₹693 crore in the first of those years.

That 52% move is mostly a mix effect. A weighted average climbs when costlier towers form a larger share of what sold, so it tells you which launches buyers chose, not what an existing flat gained. Use quoted rates of comparable towers instead of one corridor figure when you judge an offer.

On GCR, price discovery happens through resale registrations in completed towers, where single apartments crossed ₹100 crore in 2025. Those deals set the ceiling of the road rather than the entry point for a first purchase.

New Launch Projects on Golf Course Road and Golf Course Extension Road

As of September 2026, the GCER pipeline includes luxury apartments, branded residences and senior living communities in Sectors 58, 59, 63A, 66 and 67. Developers point to development-ready land for larger integrated projects, something GCR has very little of.

GCR still sees the odd launch. A group housing application filed with Haryana RERA in April 2026 for a 7.41-acre plot in Sector 53 lists 494 apartments and a proposed completion date of 31 August 2033. So even a new home on the older road can mean a wait of about 7 years.

The GCER supply wave has a downside too. Several towers handing over in the same years will compete for resale buyers and tenants, which can slow a quick, profitable exit.

Ready to Move vs Under Construction Flats in Gurgaon

A ready home lets you inspect the actual flat, the neighbours and the upkeep before you pay, and you stop paying rent sooner. In exchange, you accept the building’s age, its original specifications and whatever the previous owner left behind.

An under-construction home gives you new specifications and a payment schedule spread over the build period, and the law limits how much a developer can collect early: under Section 13 of the Real Estate (Regulation and Development) Act, 2016, no more than 10% of the cost can be taken before a registered agreement for sale is signed. The trade-off is time and delivery risk.

GCER is not only under-construction stock. Completed towers on this stretch also come up for resale, so buyers who need to move in soon aren’t limited to the older road.

GST and Stamp Duty on Flats in Gurgaon

An under-construction flat attracts GST at 5% of the price, without input tax credit. A flat bought after the occupation certificate is issued, including any resale flat, attracts no GST.

Stamp duty in urban Haryana is 7% for a man, 5% for a woman and 6% for joint ownership, charged on the deal value or the collector rate, whichever is higher. For a home loan above ₹75 lakh, RBI rules cap lending at 75% of the property value, and stamp duty and registration charges are not counted in that value.

Take an ₹8 crore home bought by a woman. The loan can be at most ₹6 crore, so she needs at least ₹2 crore of her own plus ₹40 lakh of stamp duty. If the home is under construction, GST adds another ₹40 lakh. That puts the cash outlay at roughly ₹2.8 crore for a new launch against ₹2.4 crore for a resale flat, before registration fees, brokerage and interiors.

Golf Course Extension Road Metro Route and Status

GCR is served by the Rapid Metro, with stations at Sector 42-43, Phase 1, Sector 53-54, Sector 54 Chowk and Sector 55-56, and an interchange with the Delhi Metro Yellow Line at Sikanderpur.

The proposed Sector 56 to Panchgaon line is planned at 35.25 km with 28 stations, passing Sectors 56, 61, 65 and 66 on GCER before going on to Kherki Daula, New Gurugram and IMT Manesar. Its detailed project report reached the Haryana government in July 2026 at an estimated ₹10,428 crore, and in September 2026 the state directed agencies to finalise a revised report. No construction start date has been announced.

Choosing Between Golf Course Road and Golf Course Extension Road in 2026

If your move-in date is within a year, compare completed resale homes on both roads; if you can wait for construction to finish, a fresh GCER launch gives you the widest choice of layouts and payment plans. Either way, read the possession date in the signed agreement, not the one in the sales brochure, and count how many similar units will be delivered in the same year.

When you shortlist luxury flats on Golf Course Extension Road, compare density alongside price. A Conscient Hines residential project such as Conscient Hines Elevate Vista Gurgaon can be judged on homes per acre, carpet area and its registered completion date, the same tests that apply to any launch on either road.

Luxury Apartments in Sector 63A Gurgaon

Frequently Asked Questions

  1. What compensation can you claim if a new project in Gurgaon is delayed?

You can claim interest for every month of delay under Section 18 of the RERA Act if you choose to stay in the project. In Haryana, the rate is the State Bank of India’s highest marginal cost of lending rate plus 2%. If you choose to exit instead, the developer must refund your money with interest.

  2. Who fixes structural defects in a newly built flat?

The developer does. Under Section 14(3) of the RERA Act, if you report a structural defect or a workmanship fault within 5 years of getting possession, the developer must fix it free of charge within 30 days. If it is not fixed, you can claim compensation. A resale buyer in an older tower usually has no such cover left.

  3. How do you check if a project in Gurgaon is RERA registered?

Search the project name on the Haryana RERA website under the Gurugram authority and match its registration number with the one printed in the advertisement. Then check the registered completion date, the promoter’s name and the land area. Every advertisement for a registered project must show its registration number and the authority’s website address.

  4. Is carpet area or super area used to price a new flat?

Carpet area. The Real Estate (Regulation and Development) Act, 2016 defines it as the net usable floor area inside your walls, excluding external walls, service shafts, exclusive balconies, and open terraces; registered projects use it. Many older resale towers were sold on super area, so ask for the carpet figure before you compare any rate per sq.ft.

  5. What is an occupation certificate and why does it matter?

An occupation certificate confirms that a building has been completed as per its approved plans and is fit for occupancy. In Haryana, the Department of Town and Country Planning issues it for licensed projects. You need it for lawful possession and permanent utility connections, so ask to see it before you buy any ready flat.

  6. Which documents should you check before buying a resale flat on Golf Course Road?

Check the seller’s registered conveyance deed, the chain of earlier sale deeds, the occupation certificate, and a no-dues letter from the society or maintenance agency. Also take an encumbrance search for existing loans and confirm the transfer charges with the maintenance agency. If the seller has a home loan, the bank must release the original documents.

  7. Can an NRI buy an under-construction flat in Gurgaon?

Yes. Under FEMA rules, you can buy residential property in India as an NRI without separate RBI approval. You must pay through normal banking channels, either by inward remittance or from an NRE, NRO or FCNR account, and not in foreign currency notes. Agricultural land, plantation property and farmhouses are not allowed.
